RISE Rentals & Management Terms & Conditions
By providing payment, you are confirming that you have read, understood and agree to be bound by the below terms and conditions.
To secure your reservation we request a 50% deposit at the time of booking.
Upon your inquiry, reservations will be held up to 2 days pending receipt of deposit. If we have not received payment or any communication within that time, we may consider your reservation canceled and the dates will be available for other guests.
The remaining balance of the payment is due at least 30 days prior to check in. If the balance is not paid on time, your reservation will be canceled. We reserve the right to treat the booking as canceled if the balance (s) is not paid on time.
We accept Paypal, credit cards and bank transfers for payment. Within Costa Rica, we recommend money transfers using BNCR, BCR or BAC without charge.
Once all final payments have been received, you will receive check-in instructions via the email address you provided upon booking, please bring these instructions with you.
A refundable security deposit in the amount of $200 (up to $500 for premium properties) is required for each property booked and is due at the time of check-in/key pickup or by payment in advance. Deposits will be refunded within 48 hours from the date of departure, after the unit has been inspected, minus any amounts withheld for damages, missing items or additional cleaning. Guest will be notified in writing of any amount withheld from the Security Deposit. Guest assumes full responsibility for any items found to be missing and any damage due to misuse, negligence or action on the part of Guest or visitor of Guest, the only exception is normal wear-and-tear reported to Agent within 12 hours of Check-in.
RENTAL RATES & TAXES
All rates, fees and taxes are subject to change without notice. Costa Rica requires taxes on all rent and rental fees of 13% sales tax. Taxes included in the price for each reservation. Any sales tax collected by our agency on behalf of a rental property is reported and sent to the Costa Rican Finance Ministry.
The Guest making the reservation and signing the rental agreement must be at least 21 years of age or older and must occupy the rental Property the entire term of the rental agreement.
All rental units have a maximum occupancy. The maximum occupancy is the maximum number of people the Property can accommodate, by law, and is stated in the rental contract. Exceeding the maximum occupancy will result in eviction without refund.
Please note any damage to the Property upon your arrival and report it immediately to our office to avoid possible liability. If any loss or damage occurs during your stay, please notify us immediately. All damage must be reported within 12 hours, and prior to departure. We inspect every home after departure; if loss or damage is reported after your stay, you will be notified in writing and we will charge the credit card we have on file.
CHECK-IN AND CHECK-OUT
Check in time is between 2:00 p.m. and 8:00 p.m., Monday through Sunday. Scheduled pre-arranged late check-in’s will incur an extra $25.00 fee.
Check-out time is 11:00am.
No refunds for early departures. Late check-out will be billed at $20 for each full half hour after check out time unless pre-arranged and approved.
Your booking includes standard cleaning services depending on the property you book. If extra cleaning is required, please let us know and we can arrange it for a extra fee. Daily cleaning service may be available, depending upon the unit and the service requested.
If you would like to bring your furry friend, please let us know and we will check if it is allowed with the property. Violation is grounds for immediate termination of the rental agreement with no refunds.
Televisions (if available), Potable Water, Washer & Dryer (if available), Internet, etc., are supplied at no extra charge as a convenience for Guest use.
From time to time, the electricity, internet, cable / satellite TV, water or other services may be turned off temporarily by the Costa Rican authorities or due to unforeseen events. Please note that the Property Management Company has no control over these situations and accepts no liability for the loss of food due to power failures. In the event of a malfunction or breakdown of Extras, Agent will have the Extras repaired as quickly as practical. Guest agrees that there will be no refund for Extras if they malfunction, breakdown or otherwise become unavailable to the Guest.
No representations or warranties are made with respect to any weather conditions including natural disaster conditions. Guest agrees to comply with instructions from Agent and any advisory statement from any local emergency authorities in a natural disaster situation. No refunds are given for any weather or natural disaster condition.
TERMINATION AND RIGHT TO EVICT
If the Guest or any member of the party violates any of the terms of this Agreement, the Agent may, at the Agent’s sole discretion, terminate this Agreement with no refund. Use of the Property which if in the opinion of Agent is fraudulent, dangerous, illegal, or in gross negligence, shall be deemed grounds for immediate termination and eviction with no refunds of rent, tax or deposit. Guest is hereby notified that they will be subject to an expedited eviction procedure.
All reservations are final, regardless of inclement weather, or other circumstances. A full refund minus a 15% cancellation fee will be issued only when a written cancellation notice is received more than 21 days prior to the Arrival Date. No refunds will be issued within 21 days of the Arrival Date. All refunds will be issued in the form of the payment received, and within 7-10 business days. You may submit a written request to change your reservation at least 21 days prior to the Arrival Date but there are no guarantees that we can accommodate this request.
